Treatment
Roof Moss Treatment
A biocide treatment left on the roof after the clean is what keeps it clean: €150 to €400 added to a clean, or €4 to €10 a m². A light re-treatment a year or two later, from €200 on a bungalow, costs far less than waiting for thick moss.

What it costs
| Job | Typical cost | What moves the price |
|---|---|---|
| Biocide treatment, added to a clean | €150 to €400 | Roof size; the product |
| Re-treatment of a bungalow, a year or two on | from €200 | Catching it before the moss is thick again |
| Biocide treatment, a m² | €4 to €10 extra | Roof size |
What the treatment does
The biocide stays on the roof surface and kills new spores before they take hold. Without it, a clean roof in the west of Ireland can be green again in 6 to 9 months. With it, most Irish roofs stay clean for a year to 18 months, and a sheltered one for two to four years.
- Put on in a dry spell, so the rain doesn't rinse it straight off.
- Re-treat before the moss is thick: it's a quick job, not a full clean.
- Cut back branches over the roof: shade is half the problem.

Questions people ask
Can I just have the treatment, no clean?
On a roof with only a film of algae, yes. Thick moss has to come off first, or the treatment can't reach the tiles.
How often should a roof be treated?
Every year or two on a shaded or western roof; every few years on a sunny, sheltered one.
Is the treatment safe for the garden?
Applied properly at low pressure, yes. Ask what product is used and how beds and ponds are covered.
