What a soft wash costs for your roof
One tap: roughly how big the roof is. The answer is a published Irish soft wash rate times your area.
Published soft wash rate × your roof area
€1,080 to €2,520
90 m² at RoofQuote.ie's published €12 to €28 a m² for soft wash roof cleaning (VAT not stated). Our multiplication, not a quote. WestClean, a Tuam company, publishes €300 to €450 for a soft wash on a roof this size (small semi-detached, 70 to 90 m²). The sources are far apart.
- A biocide treatment on top is published at €4 to €10 a m² extra (RoofQuote.ie), or €150 to €400 as an add-on (HP Roofing).
- Gutter clearing is €80 to €200, often bundled (HP Roofing).
- Cleaning a house is at the reduced VAT rate, 13.5% (Revenue). Ask whether the price includes it.
How this is worked out
The roof area you pick, times RoofQuote.ie's published soft wash rate a m². Where WestClean publishes a price for that size of roof, it's shown too. The multiplication is ours. Rates read on 3 November 2026. The roof area is the slope, not the floor: a two-storey semi's roof is often 70 to 90 m². Moss thickness, pitch, height and access move the price. It's an estimate, never a quote.
